MONTHLY SERVICES:
  • Rent collection is via cashier’s check, money orders, or wired cash directly to the owner. All personal checks must clear before release. Mail rents to the landlord.
  • Preparation and serving of notices as required. Handle day-to-day challenges.
  • Supervision of maintenance (vendor coordination). Accounts payable.
  • Statements quarterly. End-of-year statements and accountings.
  • Handle all income and expenses associated with property.
  • Periodic drive-by. Periodic interior inspection.
ONE-TIME and/or FIRST-TIME PLACEMENT
  • Take applications, run credit checks, and call prior landlords.
  • Conduct initial walk-through, collect deposit, and security deposit where required.
  • Remit payment to the owner.
    $99 Administration Fee
    $250 Flat Property management placement fee
