MONTHLY SERVICES:

1. Rent collection via Cashier's check, Money orders, or wired cash directly to owner. All personal checks must clear before releasing. Mail rents to landlord.
    
2. Prepare and serve notices as required. Handle day to day challenges.
    
3. Supervision of maintenance (vendor coordination). Accounts payable.
    
4. Statements quarterly. End of year statements and accountings.
    
5. Handle all income and expenses associated with property.
    
6. Periodic drive-by. Periodic interior inspection.
    

1. Take applications, run credit check, call prior landlords.
    
2. Conduct initial walk through, collect deposit, and security deposit where required.
    
3. Remit payment to owner.
   $99 Administration Fee
   $250 Flat Property management placement fee
